<p>Where to start? Well lets look at a few basic tactics for a new investor.</p>
<p>Everywhere you turn these days someone is a member of a Real Estate group. Find where they meet and be willing to ask the most basic of questions.</p>
<p>People gathered together with like minds create a social atmosphere that motivates new investors to take action. Club members share ideas with other members, discussing what works and what does not work in real estate investing.</p>
<p>Before actually buying any investment properties, beginning real estate investors should begin to put their organizations together by outlining a specific business plan. The plan should go over every step in the purchase of a property, from the marketing strategies on through the sale or leasing of a property.</p>
<p>So know you need to decide on the type of investment property you want to invest in. do you like the idea of duplexes? Single family homes? Small apartments? Remember this, if you start out with one type and become familiar with it, then you will learn exactly what you need to do to make the profit from it. Being a specialist in this manner can lead to faster profits.</p>
<p>Begin to get together a group of contractors and sub-contractors who you can trust to work within your new system and according to your business plans and your budget.</p>
<p>So lets say you choose to do the &#8220;fix and flip&#8221; game. People to have on your team are a contractor, electrician, plumber, and to be safe a heating/air condition guy. Now if you can find one&#8230;and the property isnt getting major work (like say a room addition) you can get away with a good handyman who does all the above.</p>
<p>Find a good agent. This is harder than you might think. You see most agents dont work well with investors. Why? Investors want the agent to do tons of work the normal buyer doesnt. Offers counter offers&#8230;spread sheets to show profits and losses&#8230;not to mention all the surrounding research on the sales in the area in the last 6-12 months. A good agent will do this. A good agent understands that they may sell you more than one house in a years time&#8230;and that means repeat business for the agent.</p>
<p>Have an exit tactic in mind. This is a critical element of investing in real estate. How are you planning on selling this house once it is fixed and ready for market? How much room do you have on price so you sell it and still make a profit?</p>
<p>Are mistakes going to happen? Yes. They happen to every real estate investor&#8230;the trick is to learn how to spot them. The longer you hold on to a property the lower your profit.</p>
<p>Be resourceful and pay attention to your bottom line. Build a good team and you will have a nice profit at the end of every investment.</p>

			<content:encoded><![CDATA[<p>Do you ever notice how all the so called &#8220;experts&#8221; come out to tell everyone how to fix the economy when it&#8217;s having issues? We see it all the time and no what time of real estate investment you&#8217;re thinking about making, they supposedly have the right answer. Listen, the economy will do what it will do, and if you want to profit from this arena then you have to find the right cash homes buyers.</p>
<p>Earlier this year many housing markets across the country saw a 60% decline in retail values before the summer. Then the typical occurred. The 2nd and 3rd quarters enjoyed a slight gain in some markets while in others at least a slowdown in falling prices. Now some realtors are so bold as to predict a slow steady rise in home values. Yes, they will have us believe that it will be smooth sailing in the housing market from here on in.</p>
<p>So, are they right? Well, when you look at the supply and demand factor it&#8217;s hard to say yes. See, back in 2007 the spring time saw buyers start to hold back. This was due to the winter months being full of inflated prices, and even though they leveled off, it wasn&#8217;t pretty. So when cash homes buyers were looking for a real estate investment, they weren&#8217;t worried about the normal cautionary considerations. It ended up being a sobering time for many, but fast forward and deflation seems to be the trend.</p>
<p>When looking at the purchase rates, you will find that most families decide to move during school summer break. This allows for a much easier transition, and when the market knows this, prices tend to rise.</p>
<p>Recall the federal mandate to banks temporarily holding up the flow of foreclosures hitting the market. This occurred nationwide during this time of greater demand. Where was the supply now? With a sizeable percentage of all listings on the market held back (foreclosures), the falling values across the board would naturally slow if not reverse slightly. And that is exactly what the market experienced. The supply was lower while the demand was higher.</p>
<p>What, then, does this spell for the near future? Well, peak season came to an end and September brought a new flood of foreclosures hitting the streets. The tables had turned once again and now supply grew while demand diminished. The massive number of foreclosure files yet to be processed is an indication of a steady supply from desperate sellers. Thus the trend will likely continue in a downward direction at least till next spring.</p>
<p>Another thing to understand is that many of these foreclosures are considered &#8220;A paper&#8221; loans. Those who have larger incomes realize what is happening, and decide to get rid of their homes and relieving a monumental piece of debt. However, two years from now they will be able to purchase the same home for much less and end up making out. You can see that this makes complete sense.</p>
<p>What it comes down to is there are interesting real estate investment opportunities for cash homes buyers. This is why we purchase homes in the U.S. during these specific market conditions. If you can apply the &#8220;supply and demand&#8221; scenario, chances are you can make insane profits.</p>

<p>Many people find pleasure in being mystified. The arts mystify them, so they gasp with pleasure and congratulate the writer or the artist on his or her skill. The sciences are mystifying to them, and so they aren&#8217;t even interested in what  researchers are actually up to. Investment in real estate mystifies them, and so they assume it&#8217;s just a  lottery and that some people either are quite lucky, or that they were born with a natural talent . </p>
<p>The truth is that success in these  disciplines and  others is just a matter of breaking it down into steps and following your plan through to fruition.  Readers of the Rich Dad, Poor Dad  series by Robert Kiyosaki will realize that, in the real estate investing game, there are 5 essential steps the serious real estate investor should take in order to achieve success. Investor must:</p>
<p>1.Understand the language of real estate investment. This means to have a working knowledge of  basic {finance and accounting and learn to read financial statements. These skills  help    determine whether a property is an asset and a  drain. It is also important to know the basics of tax code related to real estate in order to avoid making mistakes, but in addition to know what the great tax deductions for real estate investors are. Knowing the fundamentals of these subjects will also make it possible for the investor to know what questions to ask his accountant and lawyers when he hires them, and to understand the implications of what they tell him.</p>
<p>2.Keep himself surrounded by experts. This is all about networking and studying the people who may wind up as members of the team of investment experts which he will hire to assist him in the location and evaluation of real estate. The smart investor will get to know the community of real estate experts in the city in which he is looking to invest , thereby familiarizing himself with the city itself.</p>
<p>3.Keep a watchful on the real estate markets. The investor should study up on various cities and see what the experts  say about them, but  additionally evaluate them for himself. He should study his own city twice as ardently, if that is the he is planning on investing there. He should  get to know the economy and learn which areas are more and less profitable. He should learn what the rents in his marker and decide if a piece of property located in that area would assist him in reaching his financial goals. The investor should also   as many pieces of property as he can with his team of experts, even if he is not actually ready to buy.</p>
<p>4.The investor should learn how to negotiate, and how not to negotiate . Many   have incorrect notions about dealing with sellers. These people are under the impression that the purpose of each and every negotiation is reach a closing by any means necessary, and to strongarm the seller into ceding to his demands. If  the purchaser is able to work the  numbers to his advantage, and the seller will accommodate his terms of sale, then the purchaser should go ahead with the purchase . If this is not true, the {buyer should walk away. “The ABCs of Real Estate Investing,” by Ken McElroy states that the investor should go into every negotiation assuming he will walk away in the end.</p>
<p>5. Take care of your properties. This means precisely what it sounds like. Conduct the required repairs and renovations to the piece of property and get the empty units filled. Ensure that tenants&#8217; wants and needs are taken care of. </p>
<p>This description represents a simplification of the process, however these five simple steps show that anyone can learn how to win in the real estate business. There is really nothing mysterious about it. </p>

You Have to Spend Money<br />
Buying real estate costs money, whether it&#8217;s borrowing costs, closing fees, attorney payments, agent commissions or down payments &#8211; you&#8217;re going to need to spend money to make money.<br />
Any scam or program that claims you can make money on real estate investing without spending any of your own money is lying. So if you hear promises along those lines, walk away.<br />
You Will Pay Taxes<br />
While so many real estate and foreclosure investing scams claim you can make hundreds of thousands of dollars on real estate investing, none of them ever talk about what happens in April when you have to pay capital gains tax on those profits. Those can add up to a significant chunk of change.<br />
Yes, you can make money, but the reality is you will need to pay tax on that money, particularly if the property was not your primary residence where federal tax laws differ.<br />
Location is Key<br />
Buying a foreclosure investment property is about more than snatching the cheapest house at an auction. Rather, it&#8217;s about knowing your market and finding a location that&#8217;s actually a prime candidate to sell for a good profit in a timely manner. Picking up a bargain won&#8217;t seem like such a good deal in two years if you&#8217;re still saddled with a property in a location that simply draws little interest.<br />
You Need Professional Advice<br />
Instead of spending your hard-earned cash on instructional DVDs and ebooks that are little more than a selling tool for more products like expensive seminars or one-on-one conference sessions, invest your money in certified, professional service.<br />
Search for a quality real estate agent that knows your local foreclosure and short sale market well. Then, spend the money on a good real estate attorney who understands your state&#8217;s foreclosure and redemption laws. Finally, get a great house inspector who can offer experienced assurance that you&#8217;re buying a sound investment which will not cost you more in the long run and eat up your profit.<br />
Making Money Takes Time<br />
The longer a home appreciates, the more money you&#8217;re going to make on your investment. You&#8217;ll do even better if you&#8217;re able to fill the property with quality, reliable rent-paying tenants. Unfortunately, the majority of real estate investment programs lure buyers in with the concept of a making quick buck, when the reality is that the full process of purchasing and resale of a home can take at least a year, if not longer.<br />
If you enter the world of real estate investments with your eyes open and realistic expectations, you will find yourself in a much better position to plan for longer term success and have the patience to seek the truly good deals rather than jumping in impetuously to something you&#8217;ll later regret. </p>
