<p>What I&#8217;d like to do is to share with you a little bit about the three different types of financing that typically are available to real estate investors. You have your conventional financing, which is typically harder to get. Now these are considered more like your investment property mortgages where the conventional lending institutions want to make sure that the house is a very functional house. The house should a good plumbing and good electrical, there are no structural issues and its overall a good solid house for the lender. The biggest issue is that the houses that you are going to be buying are going to be beat up houses and most conventional lending institutions won&#8217;t lend money against these types of houses.</p>
<p>Hard Money lenders or investment property mortage companies are good for some real estate investors however, the funds are not readily available and can oftentimes be expensive. The investment property mortgage companies typically want the investor to bring thousands of dollars to close the deal. How many properties can you buy if you have to bring $20,000 to the table for each one? Not too many is right. Private money lenders will be your best source of funds because oftentimes the lender will not require a huge down payment from the investor to close.</p>
<p>You know the three different things you always want to look at whenever you&#8217;re analyzing a property are, how much is it going to be worth when its fixed up, or how much cash flow is the rental going to produce for me. Investment property mortgage companies are going to look at each one of these criteria before giving a loan for a rehab project.</p>
